Job Description:

TRC Companies is looking for a SR. ROW/Land Representative to support our Field Solutions team. The Sr. ROW Agent, under the direction of the Lead Agent or ROW Supervisor, possesses an excellent working knowledge of all right of way disciplines, title, permitting, acquisition, documentation. He/she is very knowledgeable about property valuation, survey drawings and alignments sheets.

Job Responsibility:

  • Provide ROW and real estate support for Senior Right of Way Agents working on Transmission & Distribution line projects in New Hampshire
  • Must be responsible, organized, self-motivated, willing to learn and a team-player
  • The ability to work independently demonstrating self-assurance in one’s ideas, judgment and capabilities is key
  • Excellent written and oral communication skills required as well as proficiency in Windows, MS Office, and the NH Registry of Deeds portals
  • City/Town records research
  • Registry of deeds and probate research
  • Eversource easement research and analysis
  • Temporary and permanent easement and license acquisitions
  • Stone wall and gate agreement acquisition
  • Vendor will work with appraisers, estimators, and others to determine land, timber and other values
  • Real property and rights document preparation to include deeds, easements, purchase and sale agreements and other agreements as assigned
  • Closing and recording purchases
  • Landowner negotiations
  • Project support to include project team meetings
  • Acquisition tracking and data management
  • Regular submission of reports in the form of project summary spreadsheets and transaction notices
  • Reporting may include weekly, monthly or quarterly acquisition reports and current landowner negotiation status reports
  • Any other task that may be required during the performance of duties

Requirements:

  • Associate's degree preferred or relevant experience
  • SR/WA or other IRWA Designation Notary Public
  • A valid motor vehicle operator’s license
  • Experience in work related to right of way or real estate services provided to public organizations
  • Broad knowledge of procedures used to acquire real property interests for public utility/infrastructure projects including condemnation
  • Knowledgeable with laws and regulations involving real estate transactions and Eminent Domain
  • Experience as a ROW agent or related ROW position
  • Proficient in Microsoft Office products, including spreadsheet and word processing
  • Must be detail oriented and have excellent analytical and quantitative skills
  • Requires specialized knowledge in the methods and techniques for performing Land Services activities
  • Must possess competent knowledge and skills in land description and terminology, surface and subsurface rights, ROW document analysis, and have excellent negotiation skills
  • Must be able to work alone, make decisions and use judgment while performing related activities
  • Creativity, foresight and mature judgment to identify and resolve business, technical and administrative related problems with ROW services
  • Must have strong verbal and written communication skills
  • Able to interact with all levels of management and to work effectively with a wide range of constituencies in a diverse community
  • Commitment to customer satisfaction and the ability to work in team-oriented environment
  • The employee must be able to lift and/or move up to 35 pounds
  • Specific vision abilities required by this job include close vision, distance vision, color vision, and the ability to adjust focus
