Job Responsibility

Create quantity take-offs from construction documents

Create narrative proposal with clarifications and breakouts for each estimate using department's standard deliverable format
Write subcontracts to tier-subcontractors as needed
Follow-up on bid opportunities, strengthen customer relationships
Contributes to team effort by accomplishing department goals
Prepare and manage material submittals and procurement logs
Effectively control new & updated documents (drawings/specs/RFI's/etc.), distribute to appropriate stakeholders

Perform accurate quantity takeoffs and develop complete estimates for self-perform scopes in Tenant Improvement and renovation work, including but not limited to Divisions 6 (Rough Carpentry), 8, (Doors, Frames, & Hardware), 9 (Gypsum Board Assemblies, flooring, and, painting), 10 (Miscellaneous installations and accessories), 13 (HAC and Racking in Data Center sectors) among other self-perform scopes on a variety of project types
Solicit Subcontractor and/or Vendor quotes and evaluate them for scope and qualifications to ensure full scope coverage when submitting proposals as General Contractor
Perform risk and contract management responsibilities as required on bids
Prepare responses to Request for Qualifications and Request for Proposals
Monitor comparison of estimated costs to actual costs on current projects to refine future bidding accuracy
Lead activities related to contract administration, change orders, procurement of materials, and financial reporting
Manage submittals, project-specific work plans, and safety protocols for onsite crews with the help of the Superintendent and lead Foreman
