Job Description:

This position provides support to the Development Managers and others in the Real Estate Development Team by preparing management approval packages and store location approval packages to meet the strategic needs of the company related to organic growth and redeveloping the existing network of stores. This includes new to industry stores, raze & rebuilds of existing stores, relocation of existing stores, and the acquisition of competitive stores.

Job Responsibility:

Prepare the Management Approval Package (MAP), including preliminary site plans, deal economics, construction estimates, and financial models
analyze and perform return on investment metrics of projects to provide investment recommendations
tailor existing financial models to new business case scenarios
manage documents and key dates in Smartsheet and utilize reporting tools to manage dates
research potential acquisition opportunities, including information on ownership traffic, competition intrusion, and comparable sales
actively research and monitor the growth plans of competitors and maintain database listing confirmed and rumored growth plans
shadow Real Estate Development Managers to learn site selection, contract negotiation, and development processes
perform other job-related duties as required
contribute to team effort by achieving Financial and Key Result Area targets.

Requirements:

Bachelor’s degree in real estate, business, finance, or related field preferred with experience in project management, commercial real estate analysis, and market research
financial modeling and projecting experience is strongly preferred
must be computer literate in MS Access, Outlook, PowerPoint, Word, Power BI, and strong proficiency in Excel
prior experience with Smartsheet or other Enterprise Resource Planning (ERP) system is preferred
strong knowledge or aptitude to quickly learn, navigate, and use GIS/desktop mapping packages and other real estate software as needed
ability to effectively analyze and evaluate information to make decisions, solve problems and achieve goals
strong communication skills to effectively read, listen, comprehend, and convey information and ideas clearly, both verbally and in writing
ability to apply analytical insights to inform and improve future projects
ability to process information including gathering, assessing, coding, organizing, auditing, and verifying data
attention to detail.

Nice to have:

Experience with Smartsheet or other Enterprise Resource Planning (ERP) system
familiarity with GIS/desktop mapping packages, Google Earth, Kalibrate or other GIS Software, and various county websites
membership or participation in professional societies.
