Job Description:

We are looking for a dedicated Property Supervisor to join our team on a contract basis in Santa Barbara, California. This role involves managing various administrative tasks and field operations, ensuring effective communication with property owners, tenants, and residents. The ideal candidate will focus on maintaining safety, property conditions, and curb appeal while delivering exceptional service.

Job Responsibility:

  • Communicate proactively with tenants and residents, addressing inquiries and sending out notices as needed
  • Conduct inspections, including exterior, semi-annual interior, and move-out evaluations
  • Enter and manage work orders efficiently to ensure timely completion
  • Perform security deposit reconciliations and handle related documentation
  • Develop project scopes, oversee bidding processes, and coordinate projects with vendors
  • Assist with leasing activities such as marketing properties, drafting leases, and processing applications
  • Be available for occasional weekend work and respond to emergency on-call situations approximately six weeks per year
  • Collaborate with vendors, in-house maintenance technicians, and onsite managers to ensure smooth operations
  • Provide support for various property management tasks as requested

Requirements:

  • Previous experience in property management is preferred
  • Ability to work Monday through Friday, with flexibility to work overtime when necessary
  • Proficiency in using Microsoft Outlook, Word, and Excel
  • Must have a clean driving record and access to a reliable vehicle with current auto insurance
  • Strong organizational skills and excellent interpersonal communication abilities
  • Experience in customer service, including call center operations and handling inbound/outbound calls
  • Skilled in order entry and answering customer inquiries effectively
  • Ability to handle emergency situations and adapt to dynamic workloads
