As an HVAC Technician at JLL, you will monitor utility equipment and systems for continuous operations for our client, utilizing automation controls, alarm systems, and local controls. This role requires you to perform operations, repairs, and maintenance of all HVAC equipment and systems that deal with heating, ventilation, and air conditioning including critical systems such as chillers, air handling units, cooling towers, heat exchanges, pumps, valves, and VAV boxes. You'll respond to a wide range of mechanical and electrical problems while troubleshooting and repairing equipment, perform all work using proper safety equipment in a safe and efficient manner, and operate systems in accordance with government regulatory compliance and standard operating procedures that reflect JLL's commitment to operational excellence and comprehensive facility management.
Job Responsibility:
Perform operations, repairs, and maintenance of all HVAC equipment including critical systems: chillers, air handling units, cooling towers, heat exchanges, pumps, valves, and VAV boxes
Monitor utility equipment and systems for continuous operations using automation controls, alarm systems, and local controls
Respond to wide range of mechanical and electrical problems while troubleshooting and repairing equipment with solid laser alignment experience
Operate systems in safe and efficient manner in accordance with government regulatory compliance and standard operating procedures
Successfully complete training and demonstrate ability to perform equipment monitoring and operational checks on utility equipment
Perform predictive, planned, preventative, and reactive maintenance while conducting equipment rounds and service requests as directed
Perform maintenance in accordance with CMMS plans while assisting with development and improvement of preventative maintenance programs
Work to improve preventative maintenance program through continuous evaluation and enhancement initiatives
Document problems encountered and communicate through electronic work order systems, electronic mail, and voice systems
Develop and improve preventative maintenance schedules, work instructions, SOPs, and operational procedures
Perform visual and operational inspection of associated equipment while interpreting specifications, blueprints, and job standards
Recommend measures to improve equipment performance while suggesting changes in working conditions and equipment use
Increase efficiency of department, shop, or work crew through technical expertise and operational improvements
Demonstrate proper use and care of tools and instruments for effective maintenance operations
Read and understand mechanical blueprints and electrical schematics for comprehensive system understanding
Apply experience with building/system control systems for optimal facility operations
Utilize experience with boilers and their associated steam delivery systems along with automation controls
Maintain knowledge of air compressors, air dryers, reverse osmosis units, water distilling units, and clean steam generators
Perform maintenance from written procedures in GMP environment when applicable
Work with PLCs, SCADA, HMI interfaces, and other automated devices for system optimization
Perform all work using proper safety equipment and in safe and efficient manner consistently
Comply with departmental policy for safe storage, usage, and disposal of hazardous materials
Maintain all codes, laws, and regulations through JLL compliance program while maintaining clean and safe workplace
Actively participate in technical and safety training programs for continuous professional development
Work with hazardous materials and chemicals while wearing air purifying respirator and necessary hearing protection
Interact well with others in team environment including Maintenance and Engineering team members as well as internal/external customers
Demonstrate team player attitude with desire to foster teamwork and create positive working environment
Be able to work independently while following escalation policy if needed for effective problem resolution
Communicate orally and in writing in concise and timely manner for effective stakeholder coordination
Provide general labor services throughout all areas maintained by Facilities department including cleaning and organization
Requirements:
Minimum high school diploma and trade school or apprentice program completion
EPA Universal 608 certification required
Valid driver's license required and must maintain throughout employment
Electrical and/or Mechanical licenses preferred
5+ years experience in all aspects of HVAC systems and building engineering
Strong background in technical aspects of machinery, plumbing, electrical, equipment repair, and maintenance
Previous GMP environment experience preferred
Working knowledge of CMMS systems preferred
Knowledge of basic PC skills along with common applications associated with interoffice communication
Working knowledge of PLCs, SCADA, HMI interfaces, and other automated devices
Experience with building/system control systems and automation technologies
Understanding of boilers, steam delivery systems, and associated automation controls
Knowledge of air compressors, air dryers, reverse osmosis units, water distilling units, and clean steam generators
Good interpersonal skills with ability to communicate well in both oral and written reports
Problem-solving abilities for complex HVAC system troubleshooting and repair
Attention to detail for accurate maintenance documentation and compliance reporting
Leadership qualities for potential mentoring and training of junior technicians
Work alternative shifts that could include graveyard shifts, weekends, and holidays
Work overtime when necessary and work varying shifts including on-call program
Lift up to 50 lbs, climb ladders, work at heights to perform job functions as needed
Crawl, kneel, stoop, and work in small spaces as required for equipment access
Ability to work with hazardous materials and chemicals safely
Nice to have:
Advanced certifications in HVAC systems or building automation
Experience with energy management and sustainability practices
Knowledge of commissioning procedures for new equipment installations
Understanding of regulatory requirements for commercial facility operations
