Job Description:

The Facility Operations Executive is responsible for ensuring smooth day‑to‑day functioning of the tech park, including building operations, MEP systems, vendor management, soft services, safety compliance, and tenant coordination. In addition, the role manages office operations, inventory control, store management, and supports administrative requirements of the Estate Management Office.

Job Responsibility:

  • Monitor and manage daily operations of MEP systems including HVAC, electrical systems, DG/UPS, water systems, STP/ETP/WTP, plumbing, lifts, and fire systems
  • Ensure PPM schedules are followed
  • track breakdowns and ensure rectification within SLA
  • Conduct routine floor inspections, plant room checks, and common area audits
  • Update work orders, asset history, and checklists in CMMS/CAFM systems
  • Monitor and control housekeeping, security, landscaping, and pest control services
  • Ensure cleanliness, hygiene, and service quality in lobbies, washrooms, and common areas
  • Support security operations: access control, CCTV monitoring, patrol effectiveness, incident response
  • Supervise vendor workforce across all services
  • Track KPI/SLA performance and ensure documentation, attendance, and service reports are verified
  • Raise non-conformance reports (NCRs) and ensure timely closure
  • Support PR/PO creation and vendor invoice validation
  • Maintain 100% compliance with local/state building regulations (fire, lifts, electrical inspectorate, PCB, etc.)
  • Conduct safety toolbox talks, ensure PTW/LOTO practices, and manage emergency drills
  • Maintain statutory logs, licenses, and audit-ready documentation
  • Monitor energy, water, and diesel consumption
  • support energy-saving initiatives
  • Track BMS alarms, trends, temperature profiles, and support optimization
  • Assist in ESG/green-building activities (waste segregation, water reuse, recycling)
  • Ensure smooth functioning of the Estate / Management Office with proper documentation and coordination
  • Manage visitor handling, courier management, front office support, meeting room readiness, and pantry needs
  • Coordinate with IT support for office equipment and access card requests
  • Assist with internal meetings, training sessions, and event arrangements
  • Maintain inventory of consumables, cleaning materials, PPE, tools, electrical/plumbing spares, and office supplies
  • Conduct monthly stock audits, maintain stock registers, and reconcile discrepancies
  • Ensure proper storage, labeling, and housekeeping of store rooms
  • Manage GRN, follow up on delivery schedules, and coordinate material inspection
  • Raise purchase requests (PR), track purchase orders (PO), and maintain consumption reports
  • Serve as primary contact for tenant escalations, complaints, and service requests
  • Communicate planned shutdowns, maintenance activities, and emergency works
  • Support tenant fit-outs, access requests, weekend works, and coordination with vendor teams
  • Operate CAFM/CMMS, BMS, access control systems, and visitor management tools
  • Prepare daily/weekly/monthly reports on operations, incidents, SLA performance, PPM, stock usage, and utility consumption

Requirements:

  • Any Bachelor’s Degree – BA, BCom, BSc, BBA, BE/BTech, etc.
  • 2–6 years of experience in facility management or property operations
  • Basic knowledge of building services (MEP), housekeeping, and vendor coordination
  • Working knowledge of MS Office
  • familiarity with CMMS/BMS preferred
  • Strong communication & customer service skills
  • Ability to manage shift operations and emergencies
  • Good documentation & reporting discipline
  • Vendor coordination and people management
